Before a number
What belongs in a written scope
A number without a scope is not a bid. It is a hope. Here is what we put on paper.
The work, room by room: demolition, structure, mechanicals, finish, and what is excluded. If something is assumed, it is listed. If it is unknown — a sill, a roof, a panel — it is called an allowance or a decision, not a surprise.
Who buys what. Appliances, fixtures, tile, and stone all have lead times. The scope should say whether you are purchasing or we are.
How changes are written. A change is not a conversation in the driveway. It is a description, a cost, and a signature. That protects you as much as it protects the job.
